Tenant/Owner Announcements:

  1. Owners: As a reminder, owner deposits for rent are sent out no later than ten business days, not calendar days of each month. If your tenant is paying late beyond those ten days, a deposit will normally be sent to you the following business week.
  2. Tenants: It is VERY important that new tenants turn in their move-in report within 10 days of taking possession of your home. This is to protect you at the time you move-out. If you don't and we find something damaged, dirty or broken beyond normal wear and tear and it isn't documented when you move-in, you WILL be charged for it.

  • We gave our tenants of 12 years a 60-day notice to vacate as we have to move back into the property. At first they appreciated the extra 30-days notice, but now they say they can't move that soon. The tenant said since they have been there over 10 years, we are required to grant them more time. We can't change our plans now. Is the tenant right?
  • They are wrong, you are right. There is no such law in the State of California. You are only required to serve a 60-day notice to vacate for tenancies for 12 months or more.
  • I have a really good applicant for my property, but his company will be paying the rent and it will be a corporate lease. Who signs the rental agreement?
  • Most attorneys that deal with property management will strongly advise you to have the tenants AND an authorized agent or manager of their company both sign the lease. If the employee is terminated you would have a stranger in your home without a signed lease.
